Busting the myths around super and property investment
Australians have historically had a love affair with property but investment in property through superannuation is not well understood. There is a common misconception that Self Managed Super Funds (SMSFs) are the best way to gain property exposure and that such exposure is risk-free. Many SMSFs are overweight in property and the holding costs can be high.
This program compares the pros and cons of investing in property through APRA-regulated superannuation funds and SMSFs as well as negatively geared residential property outside superannuation.
Upon completion of this program, participants will be able to:
- Discuss the benefits and pitfalls of property investment with fund members
- Explain the advantages of investing in property through superannuation as part of a diversified portfolio
- Work out a cost-benefit analysis of gearing into a property investment and compare this to property investing through a pooled super fund
